Montgomery Mutual is a cooperative community association located within Leisure World of Maryland.
Cooperative and Condominium Differences
The main difference between condominiums and cooperative community associations is that a “condo” owner has a deed to his/her property and actually owns real estate; whereas a cooperative membership holder does not own property, but holds a Membership Certificate which entitles him/her to live in a specific residence in the cooperative.
Condo owners receive individual real estate tax bills. For our cooperative, real estate taxes are included in Montgomery Mutual’s monthly community association fees and are reported to members yearly by IRS Form 1098.
A condo owner maintains his/her own mechanical systems (such as hot water heaters, air conditioning equipment, etc.). In the cooperative, most plumbing, electrical, appliance and carpentry work is maintained by the Mutual.

Montgomery Mutual is an age restricted community. Members must be age 55 or older. The Mutual consists of:

Montgomery Mutual was the first community association developed in Leisure World of Maryland, and it is Leisure World’s only cooperative community association.
Originally, Montgomery Mutual was developed as four separate Mutuals (Mutual 1, Mutual 2, Mutual 3 and Mutual 4); but was consolidated into one Mutual in 1971.
